  TWELVE Centennial Park

ANDP partners with Novare Group for second major project.


ANDP has once again partnered with Novare Group to add much needed mixed income housing in the downtown/midtown area of Atlanta. TWELVE Centennial Park is a condominium project that will feature two 39-story towers surrounding a 16-story TWELVE Hotel.

In addition to offering stunning 360 degree views of Atlanta, TWELVE Centennial Park will also offer residents 10 foot ceilings, floor-to-ceiling glass windows and large balconies. The interior of one and two bedroom units will offer stainless-steel appliances, granite countertops, and cherry or maple cabinetry.

By design, residents will also be able to take advantage of services offered by the TWELVE Hotel, such as concierge services, dining services and more.

As a result of the unique partnership with Novare Group and the Atlanta Development Authority, ANDP will offer 104 units in the first tower at affordable rates to those who qualify for the program. Construction on the first of two towers is scheduled to be completed in the Summer of 2007.
The primary mortgage for one-bedroom homes is $144,000; for two-bedrooms, it is $155,000. The rest of the market price is covered by a soft second mortgage on the property that will become due at the expiration of 50 years, when the property is sold, or when there is an Event of Default.

Buyers of the affordable homes cannot rent them or refinance them to take out equity without first paying back the entire second mortgage in full.

To qualify for an affordable unit, you may not own any real estate at the time of closing and your household income must not exceed $56,950.

To verify your income, you must submit your two most recent pay stubs, along with W-2s and tax returns from the last two calendar years to the ANDP representative after you have reserved a unit with the Seller. If you are not living in the Atlanta area at the time you sign up for a unit, you will have to produce a letter from your Atlanta-area employer verifying that you will be employed here at the time of closing.
